Yes we can administer your planning application from initial advice through to a planning decision from the local planning department.
If we cannot persuade the planning department to grant permission through negotiation and alternative proposals then we offer an appeal service.
As many times as you like until we get the design right for the way you want to live or to maximise spacial benefit versus cost to build.
Yes, we offer structural design and calculations as part of our building regulations service. The results in two deliverables. 1. A general assembley drawings of the steel or tmber structure as related to the house construction and 2. a structural report which details the sizes of the steel or timber beams and columns. Full fabrication drawings (if necessary) are available at extra cost.
We offer a service from initial ideas and project inception through to helping the builder throughout the build.
We become highly involved in all our clients projects. This is a personal business becuase we get to know our clients and how they want to live. Most of our clients want to enjoy their home and at the same time add value. The design process is iterative and it can be changed many times along the way and in most cases is changed. Clients enjoy the design sessions becasue they can see how it is going to look and they can then add there individual ideas and details into the design.
General guidance in terms of a clients budget is discussed in the early part of the design process. This provides some control over the size and complexity of the design and build.
Yes, all of our work is done in 3D and of course 2D. Whilst 3D is not yet a formal planning requirement it helps all parties (clients, planners, building control officers, builders and ourselves) involved in the design to easily visualise and understand the overall size of the project in relation to its surroundings. Most clients only want to see the 3D model. This is what really delivers the visualisation capability most clients look for.
An assessment as to your chances of obtaining planning are done in early discussions. During the planning process we monitor the representations made and liaise with the case officer should legitimate planning concerns be raised.
We undertake a large range of work. One of the largest projects we designed was a community and sports centre. The smallest, a period style porch. Normally we take on new builds, extensions (both single and double storey), loft conversions, outbuildings and small multi house developments. We will help from the start of a project through to the completion of building regulation drawings. This does not include fabrication drawings but this can be done at extra cost.
Yes. This is the most important part of any project as it sets the overall direction. Many times a client has not considered some of the ideas put forward. This allows the client to actively reject or accept an idea. It’s better to consider as many ideas as possible because you do not want to wish you had done something else when the build is complete.
‘Do it right and do it once’
By far, the most cost-effective approach any building project can adopt.
